We’re buying a house!!!! My GOSH I’m so excited to say those words to the world.
My biggest goal in life has been to own my own home. Now, we’re finally doing it!! It feels so special that the first house sale I’m involved with as an agent is my own. I’m going through the experience first hand and get to really understand it from a new angle. And it’s nice that I’ve done it through work so many times so I can explain it all to Jake as we go, since it’s a lot of information and moving parts.
Today I wanted to share a preview of my plans for the design. I’m not by any means an expert with photoshop, so I have to get creative with how to picture my vision.
As you’ll see, our house is a fixer upper. That’s exactly what we were hoping for since Jake owns his own construction company which means he’ll be the one to renovate it. We’ll be renovating right away when we move in and living in the basement until we finish the upstairs. This post is a sneak peak of what I’m thinking for the rooms so far. This could totally change in the next 3 weeks (I’m not known for being super decisive), but as of right now, this is the plan!
I can’t put my finger on an exact style that I like. I like different things from different styles and mixing them together so it’s not too much of any one thing. I’m really digging the brass/gold hardware trend, so you’ll see that throughout the house. I’m also very excited to do contrast trim throughout the house. I ordered some paint samples and can’t wait for them to get here so I can see them in real life.
Again, not a photo shop master, so here’s my very rough draft of the exterior lol. I want to add a front porch to give some dimension to the front of the house. We’ll build our own shutters and window boxes and paint everything.
The colors I’m planning right now are a very light gray for the body, white for the trim and black for the shutters, door and window boxes. The door on the house now is original and has a very cool design, and eventually I’d love to add sidelights on either side to let more natural light in. We’ll also be power washing the fence and painting it black which might sound intense, but this is my Pinterest inspo:
As far as the inside, we’ll be fully renovating the kitchen, building a fireplace with built-ins and turning the basement into a guest suite by adding a bedroom and finishing a halfway done bathroom. We’ll also be doing some cosmetic things like replacing trim, painting everything and redoing the floors.
The current kitchen layout is pretty good so we’ll just demo everything out and put it back in the same way. I’m deciding between Edgecomb Gray and Baby Fawn (both by Benjamin Moore) for the cabinets and the trim throughout the house. I’ll also be using this beautiful ceramic tile as the backsplash. I love the color variation and the texture it adds!
We’ll also be doing floating shelves instead of upper cabinets, gold hardware and this gorgeous faucet. It’s a bit of a splurge but I’m going all out for my dream kitchen! We’ll also be doing white quartz countertops and a white undermount sink, both we still have to decide on.
For the main floor bath, I’ll match the cabinets with the kitchen and, of course, continue the gold theme. I’m in love with this towel ring and think it brings the style up a notch. We won’t be renovating this bathroom since it’s in good condition, just giving it a facelift. I’m planning to add board and batten to the wall(s) as well to give it some character. Right now it’s covered in 70’s wallpaper – woof.
The Living Room
Probably the thing I’m most excited about besides the kitchen…the living room! I’ve always wanted a fireplace, especially for Christmas. Since our house doesn’t have one, we’re going to add one! We’ll build a frame for it and use an electric insert so it doesn’t need to be vented.
On either side, I’ll have cabinet built-ins and open shelves to match the kitchen. The fireplace itself will be white brick with a wood mantel very similar to the one above. I can’t wait to share that process with you guys, I think it will completely transform the space! Not to mention adding a fireplace adds about as much value to your home as a bathroom, so it’s a great return on investment ;).
The Dining Room
I want to give my sister Julie a shoutout since she’s helped me tremendously throughout this whole process, but I was SERIOUSLY struggling to find a dining table and chairs and she found this set for me and it’s perfect. We’ll also have a peninsula island in the kitchen with an overhang for barstools, so that’s where these beauties will go.
I actually had an entirely different setup planned for the dining room just 3 days ago, but I changed how I was going to do the kitchen and it had a ripple effect through the rest of the design lol. I really love this set up and think it will look so great. I’m also planning to add a board and batten wall in the dining room as well.
The Master Bedroom
And last but not least, our bedroom! This has also changed a few times, but I’m really happy with how it looks right now. I’m planning to do a stenciled accent wall behind the bed which is what you see in the top right corner. I’ll be swapping out the furniture and putting our current set up in the guest room.
Jake is adamant we need a fan in our room, and I really love this one since it will tie in well with our wall mounted lights. Since the accent wall will be busy, I want everything else to be pretty subtle but still have texture like this waffle print comforter and the neutral braided rug. It will be soothing and relaxing, our own little sanctuary!
